DHCP server / client configuration

I'm trying to implement DHCP on two VirtualBox machine(6.1), one being the client and one being the server. I was trying to follow this guide here. However it doesn't seem to work. As the 'Create a host-only network' step no longer looks the same (it automatically makes a DHCP Server with different specified IP's etc. Under...file -> Host-only network manager. But I am trying to use the specified range in the /etc/dnsmasq.conf file.

Everything else in the guide appears to work for me apart from the client not getting a DHCP IP from the /etc/dnsmasq.conf file instead getting it from the Host-only network manager page.

First two thoughts..
Is firewall open for dhcp/dns ?

Are the dhcp server and client on the same subnet?

If you're running dhcp on your home Lan (your ISP router) it will conflict with your
"bridged" Host adapter. It will be giving those VMs, dhcp addresses as well.
Also VirtualBox has a "built-in" dhcp server for the NAT'd VM's.
